Glamping Pods

Glamping pods for sale, built to order in Telford

Picture guests arriving with their bags, finding somewhere to sit and settling in for the night. A useful glamping brief considers the whole stay, as well as the look of the building.

If you are comparing glamping pods for sale, ours are built to order in our Shropshire workshop, insulated and wired for year-round lets, and installed on your site by our own team. Tell us about the site and the stay you want to offer and we will confirm what we can build before you choose a design.

Start with your guests

Explain who the accommodation is for and how many people each unit needs to serve. A couple staying for a weekend has a different layout brief from a family with luggage and outdoor equipment.

Include room to move around the beds and somewhere to put belongings. If seating converts into sleeping space, draw both arrangements so you can check how the room works at different times.

Tell us about any specific access requirements you want the proposal to address.

Decide which facilities are private or shared

Identify whether guests will use facilities elsewhere on the site or need a bathroom and food preparation space within the unit.

That decision affects more than the floor plan. Water, drainage and other service routes need considering alongside the siting of the building.

No bathroom, kitchen or utility connection is implied by the name glamping pod. Agree the accommodation specification and the full scope of work for the proposal.

Choose an accommodation specification

Our domestic Garden Pods range should not be assumed suitable for overnight guest use simply because it is called a pod. Sleeping accommodation needs its own brief and a confirmed specification.

Bring the intended use into the first conversation, including whether the site is seasonal or operates throughout the year. Discuss the required heating, ventilation and finishes around that use.

Treat furniture, appliances and guest equipment as separate unless the quotation expressly includes them.

Consider the site between bookings

Think about the route for guests and the route used for cleaning and linen changes. Include parking, paths and the space around each unit in the wider site plan.

Privacy matters when planning several units. Consider where doors and windows face and how guests will use the outdoor areas.

Share the proposed number of units and whether you intend to develop the site in stages. That is a planning brief, not a promise that any selected unit can later be moved or expanded.

Set the scope before comparing costs

Ask for the building, base, services and fit-out to be identified separately. A building price alone does not establish the total cost of creating guest accommodation.

Electrical connections are included only where expressly stated in the quotation. Site infrastructure and the requirements of multiple units need their own assessment.

Any target opening date should be discussed alongside the work and approvals needed. Avoid taking bookings on the basis of an unconfirmed delivery estimate.

Establish the approvals for guest use

Check the proposed accommodation and site use with your local planning authority and the relevant building-control or licensing bodies before ordering. The position depends on the location and the proposal, so a domestic outbuilding exemption should not be assumed.

Fire-safety arrangements for paying guests also need to be established for the site and accommodation. Agree who will provide the necessary design information and assessments; the building purchase does not replace the operator's responsibilities.

Common questions

Glamping pod questions

Is a Garden Pod suitable for holiday accommodation?

Do not assume it is. Our domestic Garden Pods range and a glamping accommodation proposal are different briefs; the latter needs specific assessment and an agreed specification.

Can the unit have an en-suite bathroom?

Include that requirement in the enquiry. Layout, feasibility, drainage and the scope Noah can offer need confirming.

Can I order several units?

Share the proposed quantity and programme. We will discuss what can be offered; no standard fleet price or production schedule is implied.

Are these units classed as caravans?

No classification is promised here. The design and site use need professional assessment before relying on a particular legal route.

Can you estimate my rental income?

This page does not make income, occupancy or return-on-investment promises. Assess the business case separately from the building quotation.
